Mid-March, the Commerce Department published a report that showed a picture of why real estate signals are considered mixed: Home resales dropped in February 2012, but were still higher than in February 2011. New construction slipped a bit, but overall, filings for new build permits are higher than anytime over the past 3 ½ years. In summary, we’re getting there, but we haven’t quite arrived yet.

Experts tell us that one of the biggest glitches in a recovering housing market is the inventory of homes that banks own. Watch for home prices to stabilize and even rise, once bank-owned properties situation is under control. Last month, home sales were up in the West and Northeast, but down in the Midwest and South. The report said that new home sales accounted for only 7% of homes sold because of that inventory issue; people buying foreclosed homes.
